Why Switchboard Inspections Matter

Your switchboard controls the flow of power to every circuit in your home or business. It houses your circuit breakers for overload protection, and in modern boards, RCD safety switches to protect against electrocution. Most people never think about it until something goes wrong.

Outdated switchboards are a leading cause of electrical fires in Queensland homes. The good news is most problems are entirely preventable with a regular inspection and, where needed, an upgrade.

How Often Should a Switchboard Be Inspected?

There’s no single regulation that sets a mandatory inspection interval for residential boards in Queensland, but industry guidelines are pretty clear:

  • Residential homes: Every 5 years, or when you buy, sell, or renovate
  • Rental properties: At every change of tenancy, and at least every 5 years
  • Commercial buildings: Annually, or as part of a preventative maintenance schedule
  • Industrial properties: Every 6 to 12 months depending on load and usage

What Does a Switchboard Inspection Cover?

A licensed electrician will check:

  • Whether power and lighting circuits have RCD (safety switch) protection
  • Wiring condition at the board, including signs of heat damage, corrosion, or rodent damage
  • Circuit breaker condition and labelling
  • Whether the board’s capacity suits your current electrical load
  • Any evidence of arcing, burning, or moisture ingress
  • Compliance with current Queensland wiring rules

When an Inspection Isn’t Enough

Sometimes an inspection finds problems that can’t be left alone. You’re likely looking at an upgrade if:

  • Your board uses ceramic or rewireable fuses instead of circuit breakers
  • There are no RCD safety switches on power and lighting circuits
  • Breakers are tripping regularly under normal loads
  • You’re adding a new air conditioner, EV charger, or heat pump
  • There are scorch marks, burn smells, or rust on or around the board
  • The board is 25 or more years old

Queensland Compliance

Under the Electrical Safety Act 2002 (Qld), property owners are required to maintain their electrical installation in a safe condition. There’s no fixed inspection interval in the legislation for residential properties, but the obligation to keep things safe is clear and it includes the switchboard.

For rental properties, the Residential Tenancies Act also requires landlords to ensure the property is in good repair and safe at the start of each tenancy.
