Strata Electrical Is a Different Beast to Residential

A strata building might have dozens of tenants, multiple switchboards, common area lighting, car park circuits, pool equipment, lifts, and intercom systems all on the one site. Managing the electrical maintenance and compliance across all of it is a genuine responsibility, and getting it wrong creates liability for the body corporate.

Who Is Responsible for What?

In Queensland strata schemes, the body corporate is generally responsible for common property electrical systems. That includes corridor lighting, car park power, external lighting, building entry systems, and any shared plant or equipment. Individual lot owners are responsible for what’s inside their unit.

The line isn’t always clean, particularly in older buildings where the wiring wasn’t designed with strata in mind. A good strata electrician knows where the boundaries are and documents work clearly so there’s no dispute later.

Switchboard Compliance in Strata Buildings

Older strata buildings often have multiple switchboards spread across floors or in utility rooms. Queensland electrical safety regulations require that these are maintained in a safe condition and that RCD protection is in place where required. Many older boards in strata buildings predate current requirements and need upgrading.

A scheduled inspection and maintenance program is the right approach. It’s far cheaper than reactive repairs, and it gives the body corporate a defensible record of compliance if anything ever goes wrong.

Planned vs Reactive Maintenance

A lot of strata buildings we work on are purely reactive. A light fails, someone calls, we fix it. That works, but it’s not efficient and it doesn’t catch problems before they become bigger issues.

Planned maintenance visits cover things like testing safety switches, checking common area circuits, inspecting switchboards, and noting any degraded components before they fail. For buildings with pools, we also check bonding and equipotential connections, which are a safety requirement and often overlooked.
