The Legislation Applies to Every Property — Including Those with Hearing Impaired Residents

Queensland’s smoke alarm laws require photoelectric, interconnected smoke alarms in all residential properties by 2027. The legislation doesn’t carve out exceptions for properties with hearing impaired residents. In fact, for those residents, having the right system in place is even more critical, because a standard audible alarm on its own simply won’t do the job.

If you’re a homeowner, landlord, or property manager with a hearing impaired resident, standard smoke alarm compliance is not enough. You need a system that can actually alert that person in an emergency.

What a Standard Smoke Alarm Does — and Why It’s Not Sufficient

A standard photoelectric smoke alarm sounds an audible siren when smoke is detected. For most people, that’s enough to wake them and prompt evacuation. For someone with significant hearing loss, especially when asleep, a siren they can’t hear provides zero protection.

This is not a grey area. It’s a life safety issue, and the solution is a purpose-built alerting system designed specifically for hearing impaired residents.

How Hearing Impaired Smoke Alarm Systems Work

Compliant hearing impaired systems typically combine several alert methods:

  • Strobe lights — high-intensity flashing lights installed in bedrooms and living areas that activate when an alarm triggers
  • Bed shakers — a vibrating pad placed under the mattress that connects wirelessly to the alarm system and physically wakes the occupant
  • Radio frequency interconnection — the smoke alarms communicate wirelessly with the alerting devices throughout the home, so a trigger in any room activates alerts in every room simultaneously

All of this is integrated with compliant photoelectric smoke alarms that also satisfy the standard legislative requirements. One installation covers both obligations.

Queensland Legislation Compliance

Queensland requires photoelectric interconnected smoke alarms in all bedrooms, hallways connecting bedrooms to the rest of the dwelling, and on each storey. Hearing impaired systems meet these requirements while adding the additional alerting components. Every installation by Leading Edge Electrical is accompanied by a Certificate of Compliance confirming the system meets Queensland legislation.

For rental properties, landlords have an obligation to ensure the property is safe for the tenant in occupation. Installing a hearing impaired system where a tenant requires one is part of that obligation, not an optional extra.

Who Should Consider a Hearing Impaired System

  • Homeowners with hearing loss or who wear hearing aids or cochlear implants
  • Landlords with tenants who are deaf or hard of hearing
  • Aged care facilities and supported accommodation
  • Properties where elderly residents may have reduced hearing capacity
  • Anyone who sleeps with hearing aids removed and would not hear a standard alarm
