The Building Inspector Won’t Check Everything

A standard building and pest inspection covers a lot of ground but typically doesn’t include a detailed assessment of the electrical system. Inspectors note visible issues, like exposed wiring or a clearly damaged switchboard, but they won’t test circuits, check RCD response times, or assess whether the wiring is compliant with current standards. That’s what a licensed electrician does.

On older properties especially, getting an electrical inspection before you commit to a purchase can tell you a lot about what you’re actually buying.

What a Pre-Purchase Electrical Inspection Covers

A thorough inspection looks at:

  • The switchboard — age, type, condition, whether it has RCD protection, whether it’s adequately rated for the property
  • Wiring type — older properties may have aluminium wiring or early plastic-sheathed cable that is nearing end of life
  • Safety switches — whether they’re present, on the right circuits, and whether they trip within the required response time
  • Power points and light fittings — checked for damage, incorrect installation, or DIY work done without compliance
  • Visible wiring runs — looking for damage, incorrectly supported cable, or exposed conductors
  • Earthing and bonding — particularly important in bathrooms and kitchens
  • Any obvious safety hazards — overloaded circuits, burn marks, loose connections

Common Issues Found in Older Queensland Homes

Queensland has a lot of housing stock built in the 1970s, 80s, and 90s when electrical standards were different. Common findings in pre-purchase inspections include old ceramic fuse boards, no RCD protection, aluminium wiring in the sub-circuits, and DIY electrical work carried out by previous owners that doesn’t meet code. None of these are necessarily deal-breakers, but they all cost money to fix.

Using Inspection Findings to Negotiate

If an inspection turns up a switchboard that needs replacing or wiring that needs attention, that’s a negotiating point. The cost of a switchboard upgrade ranges from a few hundred to a few thousand dollars depending on what’s needed. Knowing about it before you settle means you can factor it into the price or ask the vendor to address it.
